6 Reasons to use a Realtor

It’s not terribly difficult to sell a home and certainly some homeowners choose to sell their home without benefit of professional representation. If you’re considering selling your home as a For Sale By Owner (FSBO), here are some benefits of using a professional Realtor that you may not have considered:

1. Using a professional Realtor will save you time and effort. That’s obvious. Showing your home, marketing your home, and answering queries about your home take time and effort, and many homeowners choose not to use their energy in this manner.

Listing with a Realtor increases your exposure to buyers. FSBO’s typically advertise using signage and by buying space in newspapers  – not a terrible strategy, but your exposure isn’t even a tenth of what a real estate professional can provide. Unless you’ve contracted with a brokerage, you can’t be listed in the Multiple Listing Service, or MLS, which is where nearly all buyers come from. 

3. Realtors have the ability to pre-qualify buyers to distinguish them from lookers. When you sell your home FSBO, you have no way to determine if a person who is coming to see your home is actually interesting in buying it or is just touring the neighborhood out of curiousity. Realtors pre-qualify buyers so that we don’t waste your time.

4. Realtors market your home using professional quality tools. You may be an expert at designing advertisements but real estate professionals have the connections and tools Imagenecessary to design and produce marketing pieces that look professional. 

5. Your family is safer when you use a Realtor. A professional will escort all buyers through your home when you list with a Realtor and you and your family don’t even need to be home.

6. Legal documents get filed appropriately. The transfer of ownership of a home is a legal undertaking that requires mountains of paperwork. While certainly not impossible to complete without being a professional, this paperwork does require a certain amount of experience to complete correctly.

The Westfield, NJ, Real Estate Market Report

The town of Westfield in Union County is home to more than 30,000 people and is well-loved for its downtown shops and easy access to NYC. Students in Westfield attend the Westfield Public School system.

 

 

 

There are currently 117 homes offered for sale in Westfield, about 20% lower than in October and nearly 50% lower than the summer’s inventory. Only 15 homes were sold in Westfield in November, compared to 63 that were sold in July.

 

 

 

While the inventory is down, prices in Westfield have been going up. The average price of a home sold in Westfield so far in 2013 is $759,218 but the average home sold in November was sold for $874,563. Compare that to the average home sold in 2012 which was $683,126 and you’ll see why homes in Westfield are in high demand.

Union’s Real Estate Market

Union, NJ, is home to nearly 57,000 people. It occupies northern Union County in the area that was called Connecticut Farms in the 18th Century.

There are six primary (PreK-4) schools: Battle Hill SchoolHannah Caldwell SchoolConnecticut Farms Elementary SchoolFranklin SchoolLivingston SchoolWashington SchoolCentral Five-Jefferson School serves grade 5, and Burnet Middle School and Kawameeh Middle School serve grades 6 though 8. Union High School serves 2400 students in grades 9-12.

There are currently 319 homes offered for sale. This is the lowest inventory Union has seen since December of 2012. Only 28 homes were sold in Union in November, much lower than the average of 43 homes sold per month this summer.

Prices in Union have been holding steady. The average sale price of a home in Union in November was $260,225. Compare that to $256,809 which is the average sale price of a home in Union so far in 2012. In 2013, the average sale price was $245,527, so there is some growth, although it’s very slow.

Homes in Union sold more slowly in November than they had for the past 6 months. The average home that sold in November was on the market for 127 days. Compare this to 102 days which is the average for the year so far.

What’s going on in the Springfield, NJ Real Estate Market?

The Township of Springfield, NJ, is home to nearly 16,000 people and is the home of Baltrusol Golf Club. It is also the location of the Battle of Springfield which was the last battle of the Revolutionary War.

 

Homes in Springfield are selling more quickly now as compared to last year. The average home that sold in Springfield in November sold after only 51 days, much faster than the 111 days it took to sell a home a year ago. 

 

 

 

Prices in Springfield are also rising. The average home that sold in Springfield in November sold for $389,931, compared to an average price of $366,856 in 2012.

 

 

 

There are currently 78 homes offered for sale. This is the lowest inventory Springfield has held for over 2 years. Sales continue to be brisk with 16 homes sold in November compared to 12 in October and an average of 16 per month over the summer. Scotch Plains Real Estate Market

About 23,000 people live in the beautiful Union County town of Scotch Plains. Many of those people take advantage of the 45 minute easy commute via New Jersey Transit to Manhattan.

 

There are currently 116 homes offered for sale in Scotch Plains, representing a 20% decrease in inventory over the past 3 months. Only 9 homes were sold in November, compared with 28 sold in October and an average of 32 sold each month this summer.

 

 

The average price of a home sold in Scotch Plains was $545,278 in November, compared with 10% higher this summer. The average price of a home sold in 2013 so far is $495,384 compared with an average of $484,174 in 2012.

 

 

The average home that sold in Scotch Plain in November had been on the market for 78 days, up from 46 in September but still lower than the average of 86 days it took to sell a home in Scotch Plains in 2012.

The Rahway Real Estate Market Report

The Union County city of Rahway is a city that is in the midst of a renaissance and has had several revitalization projects in recent years. Its population is just over 27,000. Students in Rahway are served by Grover Cleveland School,  Franklin School, Madison School, and Roosevelt School, Rahway 7th & 8th Grade Academy for grades 7-8 and Rahway High School for grades 9-12.

There are currently 179 homes offered for sale in Rahway – the lowest inventory since February and significantly lower than the average of 205 homes offered over the summer.

 

 

Twenty homes were sold in Rahway in November. The average sale price was $195,423. 

 

 

Homes in Rahway sold in November after an average of 108 days on the market. Over the summer, homes were selling after an average of 70 days.

The Real Estate Market Report – Mountainside, NJ

The Borough of Mountainside in Union County was ranked number 44 on NJ Monthly’s Best Places to Live, and almost 7000 people live there.

There are currently 35 homes offered for sale in Mountainside, much fewer than the average of 52 homes offered through the summer. To browse the homes currently listed for sale, please click here. Seven homes were sold in November, about half as many as were sold in August.

 

The average home that sold in Mountainside in November was sold for $437,429. Over the summer, the average home sale price was $535,687 and the average home sale so far in 2013 has been $571,818. The average home sale in Mountainside in 2012 was about 10% lower at $527,600.
