August update for Rahway home sellers and home buyers

Prices: The average home sold in Rahway in July was sold for $259,047. This is the highest average monthly sale price seen in Rahway in several years.

Days on Market: Homeowners who want to sell their home quickly will want to discuss marketing, property condition, and pricing with their Realtor. The average home sold in Rahway in July was sold after a remarkable 46 days – among the fastest selling months in the last four years. As homes sell faster, the inventory will continue to decrease and prices will continue to increase.

Winter is the slowest time in Union County Real Estate. Not only do homes take longer than average to sell in the winter, they also sell for less in the winter than they do the rest of the year.

But don’t think for even one moment that Rahway’s real estate market is dead in the winter!

This winter, Rahway had 190 active listings and 36 sold listings. The average sale price this winter was $211,662 with the average home selling after 125 days.

How does the winter of 2014-15 compare with previous years?

Significantly more homes were sold this winter (36) compared to last winter (29).

The average sale price in the first quarter of 2015 was $211,662 compared with an average sale price of $215,300 last year.

2014 Real Estate Market Update for Rahway, NJ

Happy New Year!  Rahway  has had several revitalization projects in recent years. Its population is just over 27,000. Students in Rahway are served by Grover Cleveland School,  Franklin School, Madison School, and Roosevelt School, Rahway 7th & 8th Grade Academy for grades 7-8 and Rahway High School for grades 9-12.

Inventory: There are currently 191 homes offered for sale in Rahway. The average active inventory in Rahway for 2014 was 214 homes – about 16% higher than 2013. Higher inventory helps to create a Buyers’ Market in which there are more homes than people interested in buying a home. This has the tendency to reduce prices. Homes that are priced closer to value and homes that are well maintained sell for more than comparable homes that are priced higher than value or are not as well maintained.

The average sold price of a home in Rahway in December was $247,190 compared to the yearly average sold price of $236,361. This reflects a 4% increase as compared to 2013.

The average Days on Market in Rahway in December was 52 days – this is the fasted turn around in Rahway in several years. The 2014 average DOM was 85 days, 16% faster than 2013.
