What is your Union County Home Worth?

Happy New Year, Union County!

With the new year comes new data, and one of the most compelling numbers we’ve crunched this week has been the change in prices from 2012 to 2014.

County-wide, the average home in Union County sold for 3.9% more in 2014  than the average home in 2012. Not every town, however, saw an increase and some towns were bigger winners than others. Garwood is the biggest winner over the past 2 years – the average sale price of a home in Garwood increased by 40% from 2012 to 2014. Also on the winner’s board was Clark with a 16.3% increase. Mountainside saw a 14.7% increase in prices and Rahway is up by 14.5%. Fanwood home prices increased by 12.6% during this time period and Springfield increased by 9.9%. Lesser gains were seen by Westfield at 4/2%, Linden at 1.5% , and Union at 0.8%.

Three Union County towns saw decreases in home values when 2014 average home sales were compared to 2012. Cranford homes lost 0.5% value, Scotch Plains lost 1.8% value and Kenilworth comes in with the biggest loss of 9.4%.

What is your home worth? A home’s value is dependent on many things including location, condition, upgrades, and marketing. The average home in Union County in 2014 was sold for $403,443. In 2014, homes in Westfield were the highest valued homes in Union County. The average Westfield home that was sold in 2014 was sold for $711,933. Mountainside wasn’t far behind with an average price of $605,184. In the middle of the pack were Scotch Plains, Fanwood, Clark, and Springfield with average sale prices in the $400k range. Cranford, Garwood, and Kenilworth all had average sale prices in the $300k range and Union, Rahway, and Linden had average sale prices in the $200k range.

Inventory sluggish in Garwood – is it time to buy?

Garwood, NJ, is a beautiful borough in central Union County. Home to fewer than 5,000 people, the town is served by one elementary school serving students in grades K-8. High school students attend Clark’s Arthur L. Johnson High School.

 

 

Inventory: There are currently 12 single family homes offered for sale in Garwood at an average list price of $328,958.  Last April there were 15 homes actively listed. The average inventory over the last 12 months is 14 listings, so inventory in Garwood is a bit low. This could be good news for home sellers as a low supply often leads to higher prices. 

 

 

 

Prices: 

  • Average sale price in April, 2014 – $339,000
  • Average sale price in April, 2013 –  $428,000
  • Average sale price April 2013-April 2014 – $312,026

On average, 1-3 homes are sold in Garwood per month. April had only 1 sale. Average sale prices, therefore, are less significant because there is a wide variety of home styles and conditions.


+Days on Market:

The average home that sold in Garwood in April was sold after only 21 days on the market. Again, because there are rarely more than 3 homes sold in one month, averages become less meaningful.

Prices: The average sale price of a home in Fanwood in February was $270,000 – much lower than the average for earlier months of the winter and much lower than the average for 2013. A cautionary warning, though – with only 2 homes sold, a drop in average sales price isn’t necessarily a reason for alarm.

Garwood is a borough in southern Union County and is home to roughly 7000 residents.  The 400 elementary students in Garwood all attend Lincoln School. Garwood high school students join Clark students at Arthur L. Johnson High School in Clark.

 

 

There are 9 homes offered for sale in Garwood as of this morning. This is about average for January when inventory runs lower than the rest of the year. It’s reasonable to expect that the inventory will go back up to normal once the temperature does.

Three homes were sold in Garwood in January for an average sale price of $417,000.

The Garwood Real Estate Market Report

Garwood is a borough in southern Union County and is home to roughly 7000 residents.  The 400 elementary students in Garwood all attend Lincoln School. Garwood high school students join Clark students at Arthur L. Johnson High School in Clark.

There are currently 6 homes offered for sale in Garwood, ranging in price from $245,000 to $379,000.  Two homes were sold in December which is about average for the year. Inventory fluctuates in such a small town – the peak inventory was 21 homes on the market in September of 2013. As spring nears, likely the inventory will increase.

 

 

Prices in Garwood appear to fluctuate more than they actually do. The low valleys you see in the graph are months when no homes were sold. The average sale price of a home in Garwood in December was $287,700, about 12% lower than the 2013 average.

How’s Garwood’s Real Estate Market?

Currently, there are 21 homes on the market in Garwood with one completed sale in September. There were 3 completed sales each month this summer, so things are appearing to slow down. Inventory is up, also, with 21 homes now compared to 18-20 all summer.

Of course with such a low inventory and with so few homes selling in Garwood, it’s difficult to make any generalities about prices. September’s average sale price was $359,900, about $20,000 above the average list price.
